At 2am my dog was giving the intruder sound… you know barking its freaking head off…
so down I go in my undies to have a looksy only to find that she was happyily sitting in her basket…(the cats actually) giving it the look of…well I thought there was someone… and as your hear you could give me some food…

Sitting waiting for a call from a “contractor” arranged by the insurance company :o
On closer inspection - well as far as I can get my head into the darkest corners of the cupboard - it seems like the bottom seam of the tank has decided to develop considerable seepage
Not as bad as I first imagined from the water all over the floor, but still messy :sigh: And even though I’ve isolated the cold fill it’s still constantly dripping through the kitchen ceiling 'cos I’m struggling to get at the tank drain which is 3/4 of the way towards the rear :rolleyes:
That’s a bummer Wooly. A plumber mate of mine reckons the newer ones (thinner, of course ) last about 20 years on average. Mines at 26 years now so expecting something soon. Maybe I should just replace it anyway.
Insurance rang back … appointment with “surveyor” next Wednesday to assess damage and go ahead for replacement tank :eek: Taking the pi$$ or what !! A week without hot water - they can cough :mad:
Let’s see what the contractor has to say when he arrives … maybe he can hurry things along :shrug:
Contractor has been told to just “make safe” - the insurance company have been in touch with his employers to say we are covered for damage only - not a replacement tank :furious:
And 5 minutes later the Ins Co rang me with the same info … poor guy on the phone got Wolram in furious mode and now probably needs therapy :Poke:
End result … we need a new tank, contractor can fit one now for £500 - or I can try to arrange a local plumber (if there is one free within the next month) for probably a similar price :rolleyes:
oh, and Norwich Union have lost a customer so are there any recomendations for a decent company that doesn’t hide little things like “not insured for a burst Immersion Tank” - the barstewards :mad:
edit apparently things like this are usually never covered by insurance, as they are deemed to be natural wear & tear occurances, so maybe I shouldn’t have shouted at the poor chap - although I did feel better for it

i was with morethan homs insurance and my computer died,
phoned them up and explaind the psu had packed in,
they wanted me to pay for an electritian to varify that is was dead and then they will look into it.
so after ive payed the electritian and then payed the excess they wanted im actually down money.
so i just got myself a new psu.
im with lloydstsb home ins now hopefully they will be better.
Just checked my emergency cover from the home insurance and through my bank account (Barclays Additions Plus), and they would cover stopping the leaks and making safe but would not cover the replacement of the boiler/tank if it was over a certain age (5yrs) and not maintained.
But think of it this way it did you or no others any harm…
Pretty sure I read somewhere where a sim thing happened but it dumped a full tank of scolding hot water on a young kid which I think died because of it.
Its concerning as its something you don’t think about or expect to happen.
I feel for you wolly. My insurance here in the states has the same coverage. In other words, they will pay to fix damages caused by the leaking water heater, but I am on my own as for paying to have it repaired/replaced.
Although, there is a deal with our utilities (electric/natural gas) provider. We can pay $9.99 per month on our bill and any repairs that are needed for our furnace, A/C, water heater, stove, oven, clothes dryer are covered by them. Seeing as everything but the water heater are new (purchased by us within the last 5 years) I haven’t opted for this coverage at this time.
Well new immersion tank & heater element fitted & working, it’s just the bank balance that’s taken a hit :sigh:
I think I maybe got ripped a little on the price, but hey it’s done and working - and at least I’m not waiting a week or more for someone else to do it for £50 cheaper :whiteflag:
Now we just have to wait for the insurance assessor to sort the ceiling out :o
ah Happie memories of him shoving puters in his airing cupboard and ingeniosly using copious amounts of tin foil to keep the heat from the water heater away :chuckle:
